Bridging Loans And The Credit Crisis
Keeping in touch with the state of the commercial lending market is all part of the job for a commercial broker. From our research the messages are decidedly mixed!
A recent survey stated that 9 out of 10 bridging lenders thought there had been no reduction in the quality of leads they were receiving since the credit crisis started to bite. From our perspective the number of enquiries has risen but clearly many bridging finance lenders are operating with much tighter lending criteria, particularly in respect of the maximum loan to value that is acceptable. Therefore greater numbers of enquiries cannot be translating into increased business especially when so much focus is concentrated on the borrowers exit strategy. Those lenders that are still at the higher end of the risk scale could in fact still be growing or maybe just storing up problems for the future, i.e. the short term future as that is the nature of the product!
